Welcome! We want to make applying for your new home as fast, transparent, and secure as possible. Our online application portal—powered by ResidentIQ and integrated verification technology—allows you to complete the entire process from your computer or mobile device in just a few minutes.
Step 1: Submit Your Application
Fill out the online application form with your basic details, current address history, occupants, and desired move-in date. Electronically sign the background check disclosures.
Step 2: Instant Identity Verification (Powered by CLEAR)
Take a photo of a valid government-issued ID (driver’s license, state ID, or passport) and a quick selfie to keep fraud out and protect community security.
Step 3: Digital Income Verification
Securely connect directly to your employer’s payroll portal (such as ADP, Workday, Paychex) or your direct-deposit bank account through an encrypted window.
Step 4: Background & Credit Screening (ResidentIQ)
Evaluates credit history, scans nationwide civil court records for past landlord debt/evictions, and criminal background checks in accordance with Fair Housing regulations.
Step 5: Final Decision & Lease Signing
Approved, Approved with Conditions (additional deposit or guarantor), or Declined with automated FCRA notices.
What You Need to Know to Apply
• Income: Must be at least 2.5x the monthly rent.
• Credit: Minimum score of 575–600 (a co-signer may be required).
• Background: No landlord debt, no prior evictions, and no criminal record.
• Security Deposit: Based on credit history and may be up to one month’s rent.
